Julie Kistler: Helping Veterans with Home Ownership

Veteran and military families are seeking ways to obtain home ownership with little to zero down. One of the greatest federal benefits offered to our brave military and veterans is the VA Loan. Active duty, reservists and veterans can purchase a home in Orange County with ZERO down for up to $625,500 with no PMI and attractive interest rates. There are many lending programs and benefits to help military families and veterans throughout Orange County, but most families don’t know where to find it.
Some Orange County cities and the State of California have several financial assistance programs that can help military families move into their own home – buy their own home – for less than they are paying in rent.
And that is why our nonprofit organization, Veterans Association of Real Estate Professionals (VAREP) is organizing the first-ever VA Housing Summit for Orange County this Saturday, August 29th.
Most military families and veterans don’t understand how the VA Loan process works. At this free Veterans Housing Summit, they will walk through the VA loan application process and leave with a Certificate of Eligibility (COE), which is the first step in applying for any housing benefits and VA loan process.
There are many misconceptions out there among veterans and military families when it comes to these VA housing programs. During my time helping veterans, I frequently hear that they believe they can only use this VA loan once. That’s not true. There is no limit to the number of times veterans and military families can apply for a VA loan. A VA loan provides a lower interest rate than conventional mortgages, which will result in a lower monthly mortgage payment. In addition, I will often run into veterans thinking that they cannot buy a more expensive home in Orange County, but this is not the case. There is no limit to purchasing a home with a VA loan.
Unfortunately military families and veterans often believe they don’t have enough savings or the credit to buy their own home. Under a VA loan, families can move into their own home with no money down. And since the government backs these loans, banks are more likely to approve these types of loans. In addition, VA loans close in only 30 to 45 days, which is typically three days sooner than a standard FHA loan.
